Initial Engagement

After initial contact with the land owner and a site visit, we begin with an initial feasibility review of the land with our partner expert planning teams. If the site shows potential, we discuss the best way to work together and agree a suitable option or promotion agreement that protects both parties and allows our team and partners the scope to move forward.

Site Investigation

Up until the sale of the land, nothing changes for the landowner and the land can continue to be used as normal. During this stage, specialist consultants undertake detailed research into planning policy, site constraints, and development potential. This ensures that the strategy for the site is informed, realistic, and positioned for the best possible outcome from the outset.

Design & Technical 

Architects and planning consultants prepare the initial development proposals and supporting reports required for a planning application with the local authority.

Community 

Where appropriate, proposals are shared with the local community and stakeholders. Early engagement can help address concerns and strengthen the proposal before submission.

Planning Application

A full planning application is submitted to the local authority, supported by the necessary technical assessments such as highways, ecology, flood risk and design statements.

Planning Appeals (if required)

If planning permission is initially refused, the proposal can be reviewed and, where appropriate, appealed with adjustments to address the planning authority’s concerns.

Planning Permission & Sale

Once planning permission is secured, the land can be marketed to suitable developers.
